For one of our clients – a Danish property developer specializing in high-quality, sustainable residential projects in Sofia and bringing extensive expertise in the Bulgarian real estate market – we are looking for а Senior Real Estate Acquisitions Manager.
*Identify the next great opportunity – proactively source residential development and investment opportunities across Sofia and other target markets;
*Turn opportunities into investments – evaluate projects from a commercial, financial and strategic perspective and develop clear recommendations for decision-making;
*Own the acquisition journey – take deals from initial screening and feasibility through due diligence, negotiation, signing and closing;
*Build the right relationships – develop a strong network of developers, landowners, brokers, investors and other key players in the real estate market;
*Drive negotiations and execution – lead commercial discussions and work closely with Finance, Legal, Project Management and external advisers to deliver successful transactions;
*Stay ahead of the market – track pricing, land values, development activity, competitor pipelines and emerging opportunities to continuously strengthen the acquisition pipeline
*Think beyond the acquisition – remain commercially involved in selected projects throughout development and support strategic decisions leading to a successful exit.
*5+ years of relevant experience in real estate acquisitions, investment, development or a similar commercial role;
*Strong knowledge of the Bulgarian residential market, with an established network and a genuine understanding of how the market works;
*A proven track record in real estate transactions, from sourcing and evaluation to negotiation and execution;
*Strong investment and commercial thinking, with the ability to look beyond headline pricing and understand value, risk, development potential and returns;
*Confident deal-maker and relationship builder, comfortable leading negotiations and working with a wide range of stakeholders;
*Hands-on and entrepreneurial mindset, with the ability to take ownership, work independently and manage multiple opportunities in parallel
*Fluent Bulgarian and English, both written and spoken, with a relevant university degree in Real Estate, Finance, Economics, Business, Engineering or a related field;
*A strong plus: Strong analytical and market intelligence skills, with experience in investment underwriting and returns analysis, preparing investment memoranda, LOIs, NDAs and presentations, assessing early-stage planning opportunities including zoning, GFA potential, PUPs and building permits, and developing data-driven insights into off-market opportunities, land values and competitor activity..
